What happens if the tenant doesn’t pay the rent?

We offer an optional rent guarantee to provide additional peace of mind. In addition, our local property management personally addresses any issues by the third day of each month at the latest. For further security, we require a security deposit equal to three months’ rent.

Before the lease begins, we conduct a comprehensive tenant screening—including a SCHUFA credit report, verification of the employment contract, and a landlord reference—to ensure the tenant is trustworthy and reliable.

How much time should I expect to spend each month on property management?

Our efficient property management setup lets you stay on top of things with minimal time investment. Each month, you’ll spend about five minutes to verify the rent payment. At year-end, around one hour is sufficient to prepare and send the annual service-charge statement.

What are my options if the tenant moves out of my property?

In the event of a tenant change, our in-house local management handles the entire re-letting process for you. This includes listing the property at the current market rate, conducting viewings, and screening and selecting suitable tenants. As the owner, you don’t need to take any action—we manage every detail to ensure a seamless transition and continued profitability/occupancy of your property.
