Can real estate actually be purchased without equity?

During these challenging times, we developed an innovative concept in early 2019 that allows you to purchase a property without equity. Freundeskreis Gruppe covers the equity financing on your behalf. We believe in full transparency, with no hidden conditions. What happens if the tenant fails to pay rent?

We offer an optional rent guarantee to provide you with additional security. We also have local property management that personally addresses any challenges no later than the third of each month. For added security, we require a deposit of three months' rent. Before the tenancy begins, we conduct a comprehensive check – including a credit report, employment contract verification, and a tenant reference – to ensure the tenant is trustworthy and reliable.

How much time does managing the property require each month?

Our efficient property management system allows you to stay on top of things with minimal time investment. Each month, you only need around five minutes to check that the rent has been received. At year-end, just one hour is needed to prepare and send the utility cost statement. With this simple, time-saving approach, you can manage your investment comfortably without sacrificing valuable time.

What options do I have if the tenant moves out of my property?

In the event of a change of tenant, our external property management team on-site takes over the entire re-letting process for you. This includes listing the property at the current market price, conducting viewings, and selecting suitable tenants. As the owner, you don't have to worry about a thing – we handle all the details to ensure a smooth transition and continued profitability of your property.
