Step 1: Initial Consultation and Analysis

Together, we take a look at your current financial situation. What is realistic, what fits your circumstances, and what does a sensible strategy look like. This is not a sales pitch – it is an honest assessment.

Step 2: Property Selection

You receive properties from our own portfolio that have been assessed in advance by court-recognized appraisers. So you are not buying blind – you are buying on the basis of an independent, professional valuation.

Step 3: Financing

We work with 100 to 110 percent financing so that you do not have to use your own equity. We actively accompany you through the bank meetings. You do not have to fight your way through loan applications and rate comparisons on your own.

Step 4: Notary Appointment

Once the property and financing are in place, we coordinate the notary appointment. You go in prepared, know exactly what you are signing, and have had the opportunity to clarify all your questions beforehand.

Step 5: Asset Management

After the purchase, our property management team takes care of everything that matters – from tenants and utility billing to maintenance. You decide how much you want to hand over.

Step 6: Portfolio Building

Once your first property is running smoothly, we look together at when the next step makes sense. The goal is not a single apartment, but a portfolio that builds lasting wealth over the long term.

Properties from Our Own Portfolio

Our properties come from our own vetted portfolio. Valuations are carried out by court-recognized appraisers with HypZert-F certification in accordance with DIN EN ISO/IEC 17024. Every property is subject to a market value classification pursuant to Section 194 of the German Building Code (BauGB) as well as a valuation in line with the German Real Estate Valuation Ordinance (ImmoWertV). This means every property is backed by an appraiser-certified basis for what it is genuinely worth on the market.

Financing Without Using Your Own Equity

We deliberately opt for full financing because equity is your most valuable asset in the investment process. Tying it up in your first property slows down your growth. That is why we structure the financing so that you keep your reserves while still being on solid financial footing. We actively guide you through the entire financing process – from preparing your documents and selecting the right bank through to the loan closing.

More Take-Home Pay Through Tax Optimization

Rented properties offer a whole range of tax benefits that many investors do not fully utilize. We make sure you do. From optimal depreciation and the remaining useful life appraisal to the wage tax reduction application – which means you feel the tax benefits not just at year-end, but month by month through your net salary. This reduces your effective monthly outlay and makes your investment significantly more profitable right from the start.

Professional Property Management Included

Our support does not stop after the purchase. Our property management team takes over the entire day-to-day operations: tenant communication, contracts, utility billing, maintenance, insurance management, and owners’ meetings. You decide how much you want to hand over. The service is modular – from basic WEG (condominium association) management to the full all-inclusive package with individual unit management.
